Water damage usually looks like yellow or brown stains, bubbling or peeling paint, soft drywall, warped or lifting floors and dark spots of mold. What you see depends on where the water came from and how long it sat. In Arizona, much of it starts out of sight: under a slab, inside a wall or above a ceiling.
What water damage looks like, room by room
| Room | What to look for | Common Arizona source |
|---|---|---|
| Kitchen | Swollen cabinet bottoms, stains under the sink, lifting floor near the dishwasher | Supply lines, dishwasher hoses |
| Bathroom | Soft floor near the toilet, loose tile, stains on the ceiling below | Toilet seals, shower pans |
| Laundry room | Damp baseboards, warped floor around the washer | Washer hoses |
| Garage | Rust and water stains around the water heater, wet drywall | Water heater failure |
| Ceilings | Yellow or brown rings, sagging drywall | AC drain pans, swamp coolers, roof leaks |
| Floors | Cupping, buckling, gaps, warm spots on tile | Slab leaks, appliance leaks |
| Exterior walls | Stains at the base of walls, bubbling paint inside | Monsoon rain, stucco cracks |
What each sign tells you
- Stains with dark, damp edges usually mean an active leak.
- Dry, layered rings point to an old leak that stopped and started.
- Bubbling paint or wallpaper means water is trapped behind the surface.
- Soft or crumbly drywall means the gypsum has absorbed water.
- Cupped wood floors, with edges higher than the middle, mean moisture is coming from below.
- A musty smell with nothing visible often means mold inside a wall or under flooring.
Hidden damage you can't see
The worst damage often hides. Water runs along pipes and framing, so the stain may appear several feet from the leak. Arizona's dry air adds a twist: surfaces dry quickly while the drywall, insulation and slab behind them stay wet. A moisture meter finds water your eyes miss.
Speed matters because the EPA advises drying water-damaged materials within 24 to 48 hours to prevent mold. After that, a leak can turn into a mold job.
What to do when you spot it
- Find and stop the source if you can. Shut off the valve for that fixture, or the main.
- Take photos before you move anything, for your insurance claim.
- Check nearby rooms and the ceiling below for spread.
- Call a professional if the stain is growing, the drywall is soft, the floor is lifting or you smell mold.
If the signs are overhead, our guide to water damage on a ceiling explains stain patterns and sagging. Homes in storm-prone areas like Phoenix see more of these signs after monsoon season. For active leaks and wet materials, our water damage restoration crew can find the source and dry it out.
