Water damage remediation is the full process of removing water, cleaning and disinfecting, drying and repairing a water-damaged property. Many people use it to mean the same thing as restoration. It covers the whole job, from the first inspection to the last coat of paint.
The remediation process
- Assessment. Find the source, identify the water category and measure how far moisture spread.
- Extraction. Remove standing water with emergency water extraction.
- Removal. Take out materials that can't be saved, such as soaked carpet pad and insulation.
- Cleaning. Clean and disinfect surfaces, especially after gray or black water.
- Drying. Dry the structure with structural drying until readings show it is dry.
- Repair. Replace drywall, flooring, cabinets and trim.
Remediation, mitigation and restoration
These words overlap, and companies use them differently. A simple way to keep them straight:
- Mitigation is the emergency first stage that stops damage from spreading. See what is water damage mitigation.
- Remediation usually means cleaning up and removing the damage, including contamination and mold.
- Restoration is the repair and rebuild that returns the home to how it was.
Most jobs include all three.
How long it takes
| Job size | Typical timeline |
|---|---|
| Small clean-water leak, one room | 3 to 5 days of drying |
| Several rooms, drywall and flooring removed | About 1 to 2 weeks |
| Sewage, floodwater or mold involved | Several weeks, including rebuilding |
Why it should start early
The EPA advises drying water-damaged materials within 24 to 48 hours to prevent mold. Early remediation means more can be dried in place and less has to be torn out. If mold has already formed, the EPA recommends professional guidance for areas larger than about 10 square feet.
When to hire a professional
Call a pro for contaminated water, water inside walls or ceilings, wet insulation, visible mold or anything bigger than a small spill. Look for IICRC-certified technicians, a written estimate before work starts and moisture readings you can see. Get a free assessment from Arizona Water Damage Pros.
